Building Revitalization

New purpose and performance for existing properties

Make an existing building work better for the people who use it. FCC helps owners modernize, renovate and adapt properties through coordinated upgrades to interiors, building systems, accessibility and exterior spaces, with attention to the character and constraints of the original structure.

How FCC helps you

We help you prioritize improvements, coordinate old and new construction, and plan around the needs of occupants. The aim is a more functional, welcoming property with improvements that support its next stage of use.

A good fit for: Owners of aging commercial, institutional, hospitality or community facilities preparing for renovation or expansion.

Scope of service

What building revitalization can include

Adapt an existing property for its next chapter, with a plan for the building you have today.

01

Review of existing conditions and renovation priorities

We review available drawings, visible conditions and your priorities to identify what can be retained and what needs further investigation. Existing-building work benefits from documenting assumptions before pricing.

02

Selective demolition, reconfiguration and adaptive reuse

We coordinate removal and reconfiguration around retained elements and the new layout. Unexpected conditions are raised with the owner and consultants so their impact can be assessed before related work proceeds.

03

Mechanical, electrical and life-safety upgrade coordination

We help coordinate upgrades where new construction meets existing HVAC, plumbing, electrical and life-safety systems. Capacity and design requirements are reviewed with the appropriate professionals.

04

Interior finishes, accessibility and exterior improvements

We bring interior and exterior improvements into a coordinated scope, including finishes, entrances, windows and accessibility-related work as required by the design. Material choices are considered for maintenance and everyday use.

05

Phasing and access planning for active facilities

We plan access, work zones, deliveries and shutdowns around the facility’s operational needs. Occupied-building work requires an agreed phasing strategy and regular communication with the owner.

Working with FCC

A clear process, from first conversation to next steps.

01 /

Understand the property

Review the intended improvements, available records and how the building is used. Identify surveys or consultant assessments needed to clarify existing conditions.

02 /

Prioritize the investment

Separate essential work from optional enhancements, review dependencies and develop a practical scope and budget framework.

03 /

Plan the transition

Coordinate phasing, access and any temporary arrangements. Confirm how occupants and operations will be managed during the works.

04 /

Renew and hand over

Deliver the agreed renovation, coordinate inspections and deficiencies, and review the transition back into the improved spaces.

Your questions, answered

Plan with more confidence.

Can work happen while the building remains occupied?

Sometimes. Suitability depends on the scope, separation of work areas, access, required shutdowns and occupant needs. We assess these constraints with the owner before proposing a phasing plan.

What if concealed problems are discovered?

Renovations can reveal conditions that were not visible during planning. We document the issue, coordinate the required assessment and explain the scope, cost and schedule implications for owner review.

Is revitalization only cosmetic?

No. It can include reconfiguration, envelope work, building-service upgrades and adaptation to a new use, as well as finishes. The appropriate scope depends on the property’s condition and objectives.
