Advisory & Pre-Construction

A stronger plan before work begins

Start with a clear understanding of what your project needs to move forward. FCC supports owners, developers and architects with practical construction advice, early budgeting, sequencing and procurement planning before major commitments are made.

How FCC helps you

Early planning helps expose constraints while there is time to respond. We help you compare options, identify information gaps and build a realistic framework for delivery, so the next step is based on clearer priorities and better coordination.

A good fit for: Clients assessing a new project, preparing for tender or planning a complex renovation or conversion.

Scope of service

What advisory & pre-construction can include

Resolve the important questions before they become expensive construction decisions.

01

Scope definition and preliminary construction budgeting

We help define what is included, what remains undecided and which assumptions support an early budget. Estimates become more useful when allowances and exclusions are clearly understood.

02

Schedule development, phasing and site logistics planning

We build a planning sequence around approvals, design decisions, procurement and site activity. Renovations and occupied facilities may require phased access and temporary arrangements.

03

Constructability review and identification of project risks

We review constructability and identify issues that could influence cost or programme, such as incomplete information, site constraints or interfaces between existing and new work.

04

Long-lead material and procurement considerations

We identify materials, equipment and specialist packages with purchasing dependencies. Early attention to approvals, fabrication and delivery supports a more realistic start and completion plan.

05

Coordination of consultant inputs and construction readiness

We help organize consultant information, owner decisions and tender requirements before mobilization. A readiness review clarifies what must be resolved for the next stage to proceed.

Working with FCC

A clear process, from first conversation to next steps.

01 /

Establish the starting point

Review your objectives, drawings, property information and target programme. Identify information gaps and decisions that need attention.

02 /

Develop the framework

Prepare the agreed budget, sequence and procurement considerations, making assumptions and scope boundaries visible.

03 /

Test the plan

Review options, constraints and trade-offs with the owner and consultants. Update the approach as design and site information improves.

04 /

Prepare for construction

Confirm the next steps for tendering, contract scope, procurement and mobilization so the team moves forward with clearer responsibilities.

Your questions, answered

Plan with more confidence.

Can we engage FCC before selecting a contractor?

Yes. A pre-construction assignment can be defined separately from the construction contract, with its own agreed scope and deliverables.

How accurate is an early budget?

Accuracy depends on the quality and completeness of the information available. An early budget is a planning tool; it should identify assumptions and allowances and be refined as drawings, selections and quotations develop.

What should we bring to the first meeting?

Bring the address, intended use, approximate size, available drawings, target dates and budget expectations. Existing-condition reports and landlord requirements are also useful where available.
